Suitcase
Short-Term Rental Monitoring for Apartment Communities

Somebody is running an Airbnb in one of your units.

Suitcase watches every major short-term rental platform for listings inside your community and sends you the evidence — photos, host, pricing, timestamps — before the next guest rolls their luggage past the leasing office.

How It Works

You hand us the website. We hand you the proof.

1. Fingerprint Your Community

Paste your community's website. Suitcase reads the address, every gallery photo, and the amenity language — the pool deck, the lobby, the quartz countertops. That becomes the signature we hunt for.

2. We Watch Every Platform

Airbnb, VRBO and more, scanned on a schedule. We search by location, not by your building's name, so we catch hosts who hide it — and we read past misplaced map pins.

3. You Get an Evidence Packet

Every candidate is compared photo-by-photo against your own gallery, with written reasons. Matches, possibles and ruled-outs — timestamped, shareable, ready for your regional or your attorney.

Built for Multifamily

Your lease already bans it. Suitcase is how you enforce it.

HOA boards have had monitoring tools for years. Apartment operators have been left searching Airbnb by hand and hoping the gate logs tell the story. Suitcase was built for community managers, regionals and ownership groups who need documentation, not hunches.

FAQ

Questions managers ask first.

How do you know a listing is in my building if Airbnb hides the address?

Platforms only show an approximate pin, so we match on what hosts can't hide: interior and amenity photos, descriptions, and guest reviews that name the building. Every match carries a confidence score and written reasons, and you decide what to act on.

Will I get false alarms?

Occasionally, especially in dense areas. That's why every candidate is photo-verified and you can mark "not ours" so it never comes back. Most reports include listings we found nearby and ruled out — that's the system working.

Is this legal?

We only review publicly posted listings — the same pages any guest can see. Enforcement is between you and your resident under the lease they signed.

What about long-term sublets or unauthorized occupants?

Short-term is where we start. Sublet listings on Facebook Marketplace and Craigslist are on the roadmap.

Why only one free scan per property?

Each scan pulls hundreds of live listings and runs photo comparison on the closest matches — it costs us real money. One free look per building; after that, continuous monitoring is quoted per community.
